About Our Apartments

The Pepperell Mill Campus currently houses 81 residential apartments. The apartments have been a huge success and have become a highly desirable place to live. The current units are located in the North Dam Mill portion of the Campus. With close proximity to Biddeford and Saco’s downtown, and with the Amtrak station and highway access close by, the Campus has become a hub for urban living and an economic incubator for businesses. The Campus has a mix of studio, 1-bedroom, 2-bedroom, and luxury loft apartments. There are also over 90 businesses, and a number of events that make the mill an interesting place to live. Come be a part of this exciting community and downtown renaissance!

A security deposit equal to one month’s rent is required.

There is a $30/month per dog fee and a $10/month per cat fee that will be added to your monthly rent. Maximum of 2 dogs, maximum of 2 cats, and a maximum of 3 pets total is allowed. Tenants are required to sign our Pet Agreement which has a set of rules that the Lessor and Lessee agree to.

The biggest difference between the luxury and standard apartments is the size of the apartment. The luxury apartments have almost double the square footage of the standard apartments. The luxury apartments also have 18 foot ceilings versus the 12 foot ceilings in the standard apartments. Luxury apartments also have central air.

The biggest aesthetic difference between the two apartment types is the exposed brick walls in the luxury apartments versus the painted brick in the standard apartments.

The appliances in the luxury apartments are powered by natural gas and cost on average about double what the appliances in the standard apartments cost. The cabinetry is also higher end. Luxury apartments also have their own washer and dryer hook ups in the unit. The washer and dryer are not provided but the hooks ups are installed in the walk-in closet.

Posted standard studio and one bedroom apartment pricing is for single occupants. If you wish to have two occupants in a standard studio or one bedroom there is a $20 per month fee. This fee covers the added utility expense of having a second person in the unit.

Standard studio and one bedroom units include the right to park one vehicle on Campus. If you wish to park a 2nd vehicle on Campus there is a $40 per month fee for a second parking tag.

Aesthetics

Our apartments are of high finish and include modern fixtures and appliances. They also maintain many staples of classic mill architecture. Some examples of what’s included in the apartments are:

Frequently Asked Questions

A: At the time of the lease signing the tenant will need to have a check for the first months rent as well as a security deposit which is equal to one months rent. This amount must be paid in full prior to move in.

A: Yes, the residential units in the North Dam Mill are very pet friendly. There is a grassy dog walking area behind the building and large park located across the street from the main entrance. There is a $30/month per dog fee and a $10/month per cat fee that will be added to your monthly rent. Maximum of 2 dogs, maximum of 2 cats, and a maximum of 3 pets total is allowed. Tenants are required to sign our Pet Agreement which has a set of rules that the Lessor and Lessee agree to. The agreement gives the management team recourse if pets are disturbing other tenants.

A: Our residential leases start at a minimum of one year. Longer leases are sometimes acceptable, but we try to keep all of our leases to at least one year. There are times where we do make exceptions and allow short-term leases. If you are interested in a short-term lease you should expect to pay more than the standard rent amount to allow us to make up for the turn over.

A: Our rent prices include: heat, hot water, water, sewer, electricity, cable, internet, and parking. Luxury units also include central air conditioning, reserved parking, washer dryer hook ups, and natural gas to power the fireplace, washer/dryer, and kitchen appliances. There are no common area cleaning charges. Your monthly rent is your only cost related to your space at the mill.

A: Due to the high demand for units at the North Dam Mill we keep a waiting list. The list gives us the contact information so that we can contact interested parties as soon as we learn of about a unit opening up. We will contact everyone on the list that has expressed interest in the unit type that is coming available. We will show the unit to any interested party. From there we will take applications and choose the most qualified applicant. The length of time you have been on the list is factored into the decision making process.

A: We do not have subsidized housing. All of our apartment units are market-rate apartments. There is also no maximum on the amount of income a tenant can make.

A: Our apartments are not for sale at this time. We do not have any condominiums for purchase, nor can you customize vacant space within the mill for that purpose. You may be thinking of Saco Island if you heard about mill condos– they have them there. We only have market-rate apartments.
