Restaurant Opportunity

We are proud to present an exciting restaurant opportunity at the Pepperell Mill Campus in Biddeford. The former West Point Stevens textile facility is comprised of 1.1 million square feet of interior space. The project is well off the ground with 170,000 square feet of office/retail/light manufacturing space already redeveloped and occupied. Fifty five apartment units have been built and occupied for the past two years. We are currently under construction of an additional 40 apartments.

Why should you consider the mill and the Biddeford/Saco area for a restaurant?

  • York County is the fastest growing county in the state, and will continue to be so for the foreseeable future. Saco/Biddeford is the hub population center of York County. The area is the next frontier of economic expansion.
  • The Portland restaurant market could be deemed “saturated and unaffordable”. The same could be stated for Portsmouth.
  • Location. The mill restaurant location is on the water. It is 300 walking feet to an Amtrak train station. It is close to two Interstate 95 exits, 15 minutes south of Portland, and 40 minutes north of Portsmouth, NH. The University of New England is 5 minutes away. The open ocean is minutes away, and Kennebunkport is just 10 minutes down the coast. 40,000 people live within a 6 mile radius of the mill.
  • The mill development plan is on schedule. We have built out and leased up approximately 20,000 square feet of new office space this past year. Talks are ongoing to place several large anchor office tenants in 2012. We are currently in negotiations with the city to co-develop a public parking garage within the campus complex. We are also in the process of planning the development of a new charter school.

We know that this mill will soon fully develop. And we know that the surrounding region will grow with it.
We will, in time, place a destination restaurant/bar here. We feel that this is a unique opportunity for a visionary restaurateur to “own the turf” on the Pepperell Mill Campus.
